TenantAlert is a tenant screening service that provides background checks for landlords and property managers. TenantAlert uses a nationwide database to search credit, criminal, eviction, and sex offender records, social security number fraud, and more.













Pros: Fast service. Offers a wide range of tenant screening checks.

Cons: SSN fraud check is only offered with the Premier plan.

Bottomline: Great tool that has access to a nationwide database consisting of millions of records.

I use tenantalert.com. I fill out the info online and the site sends an email to the applicant. The applicant pays the fee online and fills out the app. The app and results are sent directly to me. It works fine for me.

I use tenantalert.com. Its all online and just takes a couple of minutes. They do credit, criminal, eviction, and prior residences. They don't do employment. I do that myself. I also contact prior landlords myself. There is something of a process to get signed up for these services. With most you have to have an on-site inspection of how you store the applications in order to get a full credit report. Otherwise you'll just get a summary red/yellow/green decision based on their criteria.

  2. Enter the tenant’s name, email, and rental property address.
  3. Submit payment for the report or click “Bill My Applicant” to have your applicant pay.
  4. Once completed, the applicant will be sent an email where they can enter an online application, pay for the report, and approve the report.
  5. You’ll instantly receive a tenant screening report after this process.

Do I need written authorization from the tenant to run a tenant screening report?

No, you do not. The potential tenant will be emailed a link where they can approve the release of their credit report.

How can I get a credit report without providing my applicants email?

To do this, you will need to be underwritten by a credit bureau to get approved for instant access to credit reports. Underwriting may take up to 5 business days to set up and requires additional documents including driver’s license, phone bill, voided check, and rental applications.
