As far as who I use to physically run the credit/criminal history checks, I use a company called ScreeningWorks. They charge 30 bucks for the basic screening. All you need to do is collect some basic information on your application, collect the fee from the applicant and then you can go home and run the background checks on their website. There's a ton of different sites you can do this, I just happened to like screeningworks site.
I use screeningworks.com it does a good job and gives you something to fall back on should a tenant claim discrimination or whatever. This is still no substitute for calling their work and references though. It is also a one time fee per transaction, and not an annual fee

It depends on the state and package you purchase. Typically, SreeningWorks offers multi-state eviction checks, multi-state criminal checks, credit evaluation, national sex offender registry check, and social security number fraud check.
Will I receive a full credit report or FICO credit score?
No. Due to the National Credit Bureaus' consumer information protection requirements, ScreeningWorks is unable to provide a full credit report or a FICO credit score.
